Trust account audit fieldwork starts 5 October
The annual trust account audit begins on 5 October. Property managers and strata managers must have all receipts, disbursement authorities, bond lodgements and reconciliations for the year filed and accessible by 2 October. Any unidentified deposit or unpresented item older than 30 days must be resolved before then. Direct questions to the Licensee.

Duress app upgrade and check-in reminder
The lone worker duress app has been upgraded and every field staff member must reinstall it by 15 September. A reminder that all inspections, open homes and single-person shifts must be logged on the job board with a finish time and a check-in with the office or the control room. Two missed check-ins were recorded last month; the procedure exists to protect you.

Riverbend Towers AGM preparation
The Riverbend Towers AGM is on 21 October and the notice must be issued by 30 September. The strata team is preparing the budgets, levy schedule and by-law motion. Concierge and cleaning staff on the site will see owners asking questions in the coming weeks: refer all questions about the meeting, levies or by-laws to the Strata Manager rather than answering them at the desk.

Chemical safety refresher for all cleaning staff
Following the floor stripper spill at Northgate on 3 September, every cleaner will complete a chemical safety refresher before the end of September. Sessions run at each office and on site at Northgate. Team leaders must check that every site chemical register matches what is in the cleaners' room and that every product has a current safety data sheet.

Welcome to our new surveying and property placement students
Vantage welcomes four placement students this month across property management, strata, cleaning and surveying. Please make them welcome, involve them in real work under supervision and remember that they are covered by the same safety, privacy and conduct rules as everyone else. Placement supervisors must complete the induction checklist before students attend any property or site.
