Conduct a routine inspection and follow up maintenance
You are a property manager covering a colleague's portfolio.
What has happened
Josh Palmer is on leave and you are taking the routine inspection at 14 Wattle Court, Coomera, a four bedroom house with a pool, tenanted by Amelia and Chris Barton. The entry notice was served on 12 September for 22 September at 10:30 am and the tenants will be home. The tenants have an open routine maintenance request for the kitchen rangehood that is awaiting the owner's approval. The pool safety certificate is current, but the owner has asked that the fence and gate be checked at each visit. The last inspection report noted minor scuffing in the hallway and a slow-draining ensuite basin. You will attend alone and must follow the lone worker procedure.

Evidence guide
Check that the notice period and entry rules were respected, that the lone worker steps were followed and recorded, that the report is factual and photographed rather than opinion, that pool safety and smoke alarms were checked, and that maintenance was classified and raised correctly. Communication to the owner and tenant should be separate and appropriate to each.
