What has happened
Riverbend Towers is a 212 lot scheme at South Brisbane with an annual general meeting on 21 October. The notice must be issued by 30 September with the agenda, the budgets, the levy schedule, the insurance motion and any owner motions. The sinking fund forecast has been updated and shows the lift modernisation falling due in two years. Last year's actuals show insurance premiums up 14 percent and electricity up 9 percent. The committee has asked for a by-law motion restricting short-term letting, which needs the right resolution type and explanatory material. Levies outstanding are 38,400 dollars. The Strata Manager wants the schemes register kept current as the work progresses.

Check the budgets reconcile and that increases are explained, that the levy schedule is calculated on lot entitlements with correct instalment dates, that each motion carries the right resolution type and the insurance commission is disclosed, and that the notice is complete and issued within the statutory period. The briefing note should show judgement about contested motions and arrears.
