Process a tenancy application and prepare the lease
You are a property management assistant in the Gold Coast office.
What has happened
Three applications were received at Saturday's open home for 45 Jacaranda Avenue, Nerang, a four bedroom house owned by Merriwa Holdings and listed at 650 dollars per week. The owner wants a twelve month lease and a decision by Thursday. The first application is from Daniel and Hannah Reyes, who have supplied identity documents, payslips, a previous rental reference and a pet declaration for a small dog. The Head of Property Management has asked you to process this application first, in line with the Privacy Policy and the Professional Conduct Policy, and if the owner approves, to prepare the tenancy agreement, entry condition report and bond lodgement. Unsuccessful applicants must not be told anything until the owner decides.

Evidence guide
Look for verification steps that are actually recorded, an assessment that uses only lawful criteria and explains the reasoning, correct handling of identity documents and applicant privacy, a tenancy agreement with the right term, rent and bond, and recognition that bond money is trust money. The student must not contact unsuccessful applicants before the owner decides.
